Pre-Closing Inspection :
A home inspection is important because it ensures that the condition of the property has accurately, or inaccurately, been relayed. It can potentially save you thousands of dollars on items which you may be able to have corrected before close of escrow.
New Builds/One-Year Warranty :
Many new-home owner's are now having their homes inspected one or two months prior to the expiration of their builder’s home warranty (usually 12 months). This type of inspection may identify conditions that will lead to future problems. In most cases the inspection will point out existing conditions or concerns that may be covered under the original builder’s warranty and will allow the owners to have these conditions repaired at usually no cost.
Listing Inspection :
A Listing inspection is beneficial because it assists in, along with an appraisal or CMA, determining the value of the house in its current condition. After a home inspection takes place, a seller can decide whether he would like to improve the condition of the home and raise its asking price, or whether he would rather sell the home at a lower price.
Pool and/or Spa :
Included free of charge on homes 2100sq ft. and larger. Inspection includes interior pool surfaces; exterior decks and surfaces; filtration system; cleaning system; plumbing condition; electrical function and grounding; fencing and safety issues; and operation of all components.
